Queenstown Property Management - Tenants Guide to Renting

At Queenstown Property Management we value you as our tenant. We will look after you and your property, your new home.

Without you Queenstown Property Management would not be successful, so please contact us and we will do our very best to find you your perfect home.

At Queenstown Property Management we will make the process as smooth as possible. Below is some steps to guide you through our process and we are here to assist you every step of the way.

  1. Finding a suitable property

    Search our data base of vacant properties and make an appointment with our Property Manager to view the desired properties. If we don’t have something that meets your requirements please contact us and we will endeavour to find you something that does.

  2. Applying for the property

    Once you find the right property, download our application form – you will need to provide income details, (payslips and/or bank statement) rental history, references and photo ID. By completing and signing the application form you give us permission to check the information provided and complete a credit check. If you need any assistance in completing this form we are happy to help.

  3. If successful

    If your application is accepted we will then complete and sign the Tenancy Agreement and complete the bond lodgement form. You will then need to pay the following payments and set up a weekly Automatic Payment for your rent.

    PAYMENTS:
    • Rent in advance (1 week)
    • Letting Fee (1 weeks rent plus GST)
    • Bond 4 weeks rent (This is refundable at the end of the tenancy provided there have been no breaches of the Residential Tenancies Act 1986)

    Queenstown Property Management will advise you of the exact payment totals so you know what you have to pay.

    Tenancy Agreement - The tenancy agreement is a legally binding document:
    Please ensure you understand it before signing. You will be given a copy of the Tenancy Agreement so you can refer to it and ensure you meet your responsibilities and obligations. Please ask if you are unsure about anything.

    Bond – Funds held as a form of guarantee:
    The tenant is required to pay the equivalent of 4 weeks rent as a security bond payment. This payment is held with Tenancy Services and will be refunded at the end of the tenancy provided there have been no breaches of the Residential Tenancies Act 1986.

    A bond Lodgement form is required to be completed. This will then be forwarded to Tenancy Services along with your bond money. At the end of your tenancy a Bond Refund form is completed and forwarded to Tenancy Services who will then pay your bond money into a nominated New Zealand bank account.blah blah blah

  4. Moving in

    The big day is here - you can collect the keys from our office or we can meet you at the property.

    Property condition report:
    Queenstown Property Management will provide you with a detailed Inventory and Property Condition Report. We will ask you to check the reports and make a note of any variations, sign and return to our office within 10 days or the reports are deemed as being correct.

    Utilities:
    Don’t forget to arrange for all utilities to be in your name.

    Post:
    Please advise everyone of your new address.
